Four kinds of water heater, and the one that fits your house

Most homes in Yakima and Kittitas Counties are running one of four kinds of water heater: gas, electric, tankless, or a heat pump model. Each one has a place. The right pick depends on what fuel is already piped to the house, where the heater has to sit, how many people are showering in the morning, and how much you want to spend now versus later.

We start by looking at what you have. A gas tank swap in a utility room is a different job than moving to tankless on an exterior wall, or putting a heat pump model into a basement corner that needs room to breathe. We tell you what each route involves before any work starts, so the choice is yours and it is an informed one.

New construction and remodels are a good moment to decide, because the lines, the vent path and the electrical can be planned on the way in instead of worked around afterward. If a builder or general contractor has you on a schedule, we plan around theirs.

How a water heater tells you it is finished

Water heaters rarely quit all at once. The early signs are small: showers that go lukewarm sooner than they used to, a bathtub that never quite fills with hot water, rumbling or popping from the tank, or damp spots on the floor around the base. A puddle under the tank is the one that cannot wait. A tank that is leaking from the shell is not a repair, it is a replacement.

Not every problem means a new tank. A failed valve, a bad connection or a loose fitting can look alarming and still be a repair. We will tell you which one you have, and we will not sell you a heater you do not need.

Chapter 03

What goes in with the new heater, and what you are left with

A water heater is more than the tank. The job includes the supply lines in and out, a proper shut-off on the water side, a gas shut-off on gas units, the venting a gas or tankless unit needs, and an expansion tank where the plumbing calls for one. We set it level, connect it, fill it, check every joint for leaks and bring it up to temperature before we leave.

The old unit goes out with us. If a leak has soaked the floor or the wall, we show you the damage and tell you what else may need attention, so nothing surprises you later.

After the install, the habit that helps most is simple: have the tank flushed and the connections looked at from time to time, and call us at the first sign of dampness or noise.
